Whole Building Commissioning

Starting with design and continuing through the life of the building, commissioning is a process of review, inspection, and testing to verify that the performance of the building systems meets the requirements of the owner and the intent of the designers.

LEED Commissioning

LEED (an Internationally recognized Green Building Standard) requires commissioning (Cx) to assure that all the energy consuming systems perform as designed. We provide Fundamental Cx, Enhanced CX  and Monitoring-Based CX to assure project certification.

Retro-Commissioning

Site surveys, energy audits energy improvement analysis and implementation assistance for energy improvement projects.

Mechanical Cx

HVAC, Plumbing, Fuel systems, Medical Gases and Controls systems commissioning

Electrical Cx

Emergency power and lighting controls commissioning

Fire Protection Cx

Wet suppression systems, fire alarm, pre-action, fire pump and smoke control systems commissioning

Security

Access control and surveillance systems commissioning

Technology Cx

Audio Visual, nurse call, DAS, Over-head paging systems commissioning

Ongoing Commissioning (OCx)

This service includes regular monthly investigations into building system functionality and performance using the existing building management system. Goals of this service include validation of sensor calibration, control loop tuning, software and firmware validation and system performance optimization. The result of this process is reduced energy costs, extended equipment life, improved occupant comfort and strong support of a proactive maintenance effort.

Building Envelope Cx

Building Envelope Commissioning (BECx) plays an important role in how much energy the building uses, occupant comfort, and is a critical component for meeting High Performance building standards. BECx assures that the building “skin” and component assemblies are installed correctly and function as designed.

Monitoring Based Commissioning (MBCx)

This service uses fault detection and diagnostics (FDD) software to apply computer logic rules on a building management system. Based on data from HVAC equipment operation, the software collects performance points and represents them in a configurable dashboard. Opportunities for improved efficiency, comfort or compliance are identified and ranked by severity. Regular meetings with facility management teams are scheduled to review new issues, identify their likely causes and fixes, review previously identified issues and validate their solutions through data. The result of this process is reduced energy costs, extended equipment life, improved occupant comfort and strong support of a proactive maintenance effort.

Design Optimization

We assist Owners, Architects and Engineers in meeting their energy efficiency goals. Using energy modeling, we provide designers with actionable information that optimizes building performance, maximizes comfort and minimizes operating costs.

Energy Modeling

TBCx helps owners reduce their utility bills by leveraging the most advanced energy modeling software available. This assists design teams in creating energy efficient buildings on realistic budgets. Efficient buildings leave owners with more cash, more comfortable people and a healthier environment.

Interactive Design Studies

We work best as part of a team! By supporting design from scoping through construction documents, TBCx works with Architects and Engineers to provide actionable information that results in buildings that owners and occupants are happy with.

HVAC Optimization

HVAC systems use most of the energy in a building, so it pays to look closely at their first cost as well as their utility costs. Using energy modeling, TBCx can provide comparative studies between any HVAC systems so designers can make the best decisions for the project.

Envelope Optimization

By optimizing glazing, air infiltration, wall and roof insulation, HVAC systems can often be reduced in size and occupant comfort increased. As part of an integrated building, TBCx can help find the right balance between investing in the envelope and the mechanical system.

Daylight Optimization

Everyone knows day-lit spaces are healthier environments for people to be in. TBCx can simulate daylighting to comply with rating systems or simply to help design beautiful spaces.

Life Cycle Cost Analysis

Need to make an expensive decision? TBCx uses detailed life cycle costing on every design assistance project to help our clients invest their money where it provides the best return.

LEED Energy Modeling

Since no other credit provides half as many points as Optimize Energy Performance, it’s important to score well! TBCx has the experience necessary to help guide design teams to efficient buildings that easily meet their LEED certification goals.

Performance Assessments

Through a process of investigation and analysis on existing building systems, we identify and prioritize the most cost- effective opportunities to improve and maintain operational performance.

Site Surveys

Catalog all energy consuming equipment, determine how it is controlled and interview building personnel to identify areas for improvement.

Energy Audits

Audit of all energy consuming equipment to benchmark current performance.

Energy Improvement Analysis

Using information gathered from site surveys and energy audit, identify most cost effective energy improvement measures.

Construction Administration

Provide construction administration and commissioning to implement selected energy improvement measures.
